Greece is a country in Southeast Europe, surrounded by the Ionian Sea to the West, the Mediterranean to the South and the Aegean to the East. In the North, it borders with Albania, North Macedonia and Bulgaria. It has the longest coastline of all Mediterranean countries and comprises thousands of islands.
Greece has a population of 10.5 million and the capital is Athens. The official language is Greek. It is a member of the European Union and uses the Euro as its currency.
Greece is considered to be the birthplace of Western civilisation. The ancient Greeks were the ones who introduced democracy to the world, as well as the Olympic Games, threatre and Western philosophy and literature. They were also responsible for some of the most important mathematical and scientific principles we use to this day.
Greece offers a very cosmopolitan lifestyle, aided by its Mediterranean climate and welcoming culture. It boasts excellent educational and healthcare facilities and a reasonable cost of living. The economy is based on services and industry.
Applicants must not be nationals of any other EU state.
A clean criminal record is required, both in Greece and in the applicant's current country of residence.
The required minimum investment must be completed. This is typically a property purchase for at least €250,000.
The application can include the main applicant, their spouse, all children under the age of 21 and the parents of both, the applicant and their spouse.

The most common investment route is through real estate. As of 1 September 2024, the minimum investment criteria for property have changed, as follows:
Two exceptions apply, for which the minimum investment is €250,000:
The property may be rented out but not on the short-term rental market, such as AirBnB.
You may choose to place a minimum amount of €500,000 on a fixed term deposit with a Greek financial institution.
The funds will need to be blocked for 5 years.
Another option is to invest €500,000 in bonds of the Greek government.
First €10K of income is exempt, next €30K taxed at rates between 22% and 36%, income over €40K taxed at 44%
You can choose to pay an annual lump tax of €100,000 regardless of the level of your foreign income for up to 15 years
Taxed at 7% for non-domiciled foreigners taking up residence in Greece
First €100K is exempt, 1% tax up to €200K, 5% tax up to €300K, 10% tax above €300K, only applies to property within Greece
If investing in property, a contract will be drawn up by a notary and the purchase price must be paid in full, even if the property is still under construction. The contract is then deposited with the Land Registry.
All investments can be carried out remotely, including property, without the applicant needing to visit Greece.
Compliance checks will be carried out at this stage by the bank to which your payment is sent so as to verify the legitimate source of the funds.
You will be required to register with the Greek tax authorities and to obtain a Greek tax identification number.
The funds for your investment must originate from outside Greece and come from your personal bank account or that of a first degree relative.
Once you have made your investment, we will prepare your golden visa application. We will advise you of all the documents required, which should be issued in English or Greek. If issued in another language, a certified translation will be needed.
Health insurance will need to be arranged for all applicants, which must be valid in Greece. This can be arranged in Greece or overseas.
We will then submit your application. Upon submission, a temporary residence permit will be issued, allowing all applicants to enter and remain in Greece while their application is processed.
Typical processing time for your golden visa application is approximately three months. Once your application has been approved, all applicants will be invited to an appointment with the immigration authorities.
Photos and fingerprints will be taken during the meeting, including children under the age of 18.
Passports will need to be presented, so that the visas may be affixed.
A few days after your appointment with the immigration authorities, you will receive a Greek identity card.
Your visa is issued with a validity of five years.
Provided you continue to hold your investment, you will be able to renew your golden visa for further terms of five years each indefinitely.

The minimum investment required is €250,000 for the purchase of a residential property which has been converted from commercial use. For properties which have been purpose-built as residential, the minimum investment is €400,000. This increases to €800,000 if the property is located in the Attika region, Thessaloniki or any island with a population over 3,100. For investments other than property, the minimum is €350,000.
Absolutely! The Greek golden visa covers the main applicant, their spouse and any children under the age of 21. The parents of both, the main applicant and their spouse, can also be included in the same application.
Greek golden visa applications are currently being processed in as little as three months.
This is not an employment visa, so you will not be able to seek employment in Greece as a holder of the visa. You may, however, set up a company in Greece and be appointed as a director of that company under certain conditions.
You will be eligible to apply for Greek citizenship and receive a Greek passport after living in Greece for 7 years. Once you have a Greek passport, you will have the right to live and work anywhere within the European Union.
